One part of CR NE is still moving fast even with rates above 7%

ZIP 52402: the tightest spot in CR NE
The Real Estate Data Aggregator counted 208 homes sold in ZIP 52402 in the three months ending August 31, 2026. Only 39 homes were for sale at any point in that window. That is down 69.3% from the same stretch in 2025. Less supply, same demand. That math favors sellers.
The Real Estate Data Aggregator put months of supply in ZIP 52402 at 0.6. That is down 1.2 months from a year before. Six months is considered balanced. At 0.6, buyers have almost nothing to choose from.
Nearly 44% of homes in ZIP 52402 sold above list price. That is up 16 points from a year ago, per the Real Estate Data Aggregator. And 63% went under contract within two weeks of listing. Sellers who price right are not waiting around.

ZIP 52302, which covers Marion, had 252 homes sold, up 16.1% from a year before, per the Real Estate Data Aggregator. Median days on market there dropped 13 days to just 8. That is strong too, even if not quite as tight as 52402.
ZIP 52233, covering Robins, tells a different story. The Real Estate Data Aggregator put median days on market there at 70. Prices rose 12.5% to $360,000, and more than half of homes sold above list. But 70 days is a long wait. Sellers there need to price carefully from day one.
ZIP 52328 had only 7 homes sold in the period, per the Real Estate Data Aggregator. With 3.9 months of supply, it is the softest corner of this market. Fewer than 15% of homes sold above list price there.

CNBC reported that the average 30-year rate hit 7.49%. Realtor.com noted rates surged above 7% for the first time since January 2025. Nationally, Realtor.com also counted 20.8% of listings taking price cuts in September, the highest share since October 2022.
That national picture does not match ZIP 52402. Homes there are selling in 6 days and going for more than list price. Rates are a headwind, but supply is so low that buyers are still competing.
